Three years with a tenant’s break clause. The security of tenure provisions of the Landlord and Tenant Act 1954 will be excluded from the lease.

Negotiable (exclusive of business rates) +VAT


Refundable deposit equal to 1½ month’s rent


The processing and manufacturing of food and drink products


Tenant responsible for internal repairs and decoration, including all doors and windows and the glass therein  Landlord responsible for external repairs and decoration and landscaping and maintenance of the air extraction system.


Landlord will insure the building. Tenant responsible for contents insurance.

Business Rates

Rateable values are found on the Valuation Office website.


The tenant will undertake a minimum period of training.
